Booking terms.

1. Who you're booking with
Tragella is owned and let by [TODO business / owner name and address]. When you make a booking, your contract is with us directly — there's no agency or middleman.
2. Making a booking
A booking is confirmed when we've received your 25% deposit and sent you a written confirmation by email. Until then, dates aren't held — they're held provisionally for [TODO: e.g. 48 hours] from the time of your enquiry.
The remaining balance is due 30 days before your arrival date. We'll send a reminder a few days before.
3. Cancellation
If you cancel more than 30 days before arrival, you'll receive a full refund of any money paid.
Within 30 days of arrival, we'll do our best to re-let the dates and refund you any rent we manage to recover, less a small admin fee. We strongly recommend travel insurance.
If we have to cancel your stay for reasons outside your control (a force-majeure event, a problem with the property), we'll offer you a full refund or, if you prefer, alternative dates.
4. Arrival and departure
Check-in is from 4pm on your arrival day. Check-out is by 10am on your departure day. Late check-outs are sometimes possible — please ask in advance.
5. The property
You agree to use Tragella as a private holiday home and to leave it in a clean and tidy condition. Please report any breakages or damage to us as soon as possible — accidents happen, we'd rather know.
The maximum occupancy is six guests, plus up to two dogs. Additional or undeclared guests aren't permitted without prior agreement.
6. Dogs
Up to two well-mannered dogs are welcome at £25 per stay. They aren't allowed on beds or upholstered furniture (we've left throws for the sofas). You're responsible for any damage caused by your dog.
7. Smoking
Strictly no smoking inside the cottage. There's an ashtray on the patio.
8. Parties and gatherings
A long lunch or supper with friends is fine. Larger gatherings, events, or anything that affects the neighbours aren't — please ask first if you're unsure.
9. Liability
You stay at Tragella at your own risk. We don't accept liability for personal injury, illness, or loss of property except where caused by our negligence. We recommend you take out travel insurance covering both cancellation and personal liability.
10. Security deposit

11. Governing law
These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
